Dear guest,
We look forward to your visit with us. To prepare for your stay, we kindly ask you to complete the online check-in form and send it to us. Please also read our terms and conditions below. Thank you for your effort.
The following terms and conditions are a contract between Chevalier's Properties Limited (the managing agent) and you, the person making the booking, as well as all adult (18+) members of your party who will be staying at any of our properties. The guest shall always use the property for residential purposes only, unless agreed otherwise, and must use the property carefully to prevent any damage or loss, and to maintain it in a clean and sanitary condition. Guests and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbours. The guest shall not use the property for any immoral, offensive, or unlawful purposes, nor violate any law, association rules, or ordinance, nor commit waste or nuisance on or about the property.
Assignment or Sublease
The guest shall not assign or sublease the property or permit the use of any portion of the property by other persons who are not included within the permitted number of occupants under this legal agreement.
Deposit
A deposit is required to cover any breakages or damages. If payment is not received within the required time, we reserve the right to cancel the booking. The deposit will be refunded within 1–14 days after check-out (or sooner) once the property has been inspected.
Charges will only apply if the following are not met:
- No damage is done to the property or its contents
- No charges are incurred due to illegal activity, pets, or additional services
- All house rules are obeyed (e.g. noise levels, neighbour consideration)
- All rubbish is placed in a bin, and dishes are cleaned
- All keys are returned to the key safe or original location
- The accommodation is locked and all windows closed at departure
- All charges accrued during the stay are paid before departure
- No linens are lost, taken, or damaged (e.g. burns, makeup stains)
- No unauthorised early check-in or late check-out occurs
- No smoking inside the property
- No eviction by the owner or law enforcement
Charges for specific violations:
- Missing keys: £50
- Unauthorised persons at the property: £200
- Smoking in the property: £200
- Illegal drug use: £200
- Parties or gatherings: £200
- Soiled linens: £15 per item
- Unauthorised late check-out: £50 per half hour after 11am; £200 after 1pm
- Unauthorised early check-in: £30
Please note: If any house rules are broken, your reservation may be cancelled immediately with no refund. If a security call-out is required, a penalty fee will apply.
Zero Tolerance for Parties / Events / Gatherings
If a guest is found to be hosting a party, event, or gathering, the booking will be terminated immediately with no refund of the booking or deposit.
A party is defined as a social gathering involving invited guests, typically with eating, drinking, and entertainment.
No Booking on Behalf of Others
If the property is booked on behalf of someone else without prior consent, the reservation will be cancelled immediately with no refund.
Identification
Before check-in information is released, valid photo ID (driver’s licence or passport) and address confirmation must be provided for all staying guests.
Smoking
Smoking is strictly prohibited inside the property. If evidence of smoking is found (e.g. ash, cigarette butts), a minimum £200 charge will apply. If smoke residue causes disruption for the next guest, you will be liable for further cleaning or compensation.
Smoking includes but is not limited to: cigarettes, cannabis, shisha/hookah, and illegal substances. Smoking is only permitted on balconies.
Visiting Hours
All extra guests or visitors must leave the property by 9pm. A maximum of 4 people are allowed in the property at any time without prior written approval.
If more than 4 people are found after 9pm without permission, your full security deposit will be forfeited.
Quiet Hours
Noise must be kept to a minimum between 9pm and 9am.
Check-Out
Check-out is at 10am. All keys must be returned to the location where they were collected.
Late check-out charges:
- £50 minimum for any delay past 10am
- If more than 2 hours late: the full standard nightly rate will be charged (discounts will not apply)
- If another guest’s stay is delayed or cancelled due to your late check-out, you will be liable for all related costs
Key Return
Failure to return keys will result in a minimum £50 charge. Lost or unreturned keys will be treated as theft and reported to police where necessary.
Paying for Your Accommodation
All payments must be made via the booking platform (e.g. Airbnb, Booking.com) or directly to Chevalier's Properties Limited.
If payment is not received on time, we reserve the right to cancel your booking and retain any deposit paid.
Late payments may incur interest under the Late Payment of Commercial Debts (Interest) Act 1998.
Guests must:
- Leave the property in a reasonable condition
- Not smoke inside (UK law prohibits this)
- Not remove or damage linens or towels
- Not use illegal substances (will be reported to police)
- Not book under false pretences (booking will be cancelled without refund)
Cancellation or Changes to Your Booking by Us
In the unlikely event we must cancel or change your booking, we will contact you as soon as possible. If alternatives are unacceptable, we will refund any payment made within 14 days.
We are not liable for cancellations or changes due to force majeure, which includes events such as war, terrorism, strikes, disasters, severe weather, and other uncontrollable circumstances.
If you wish to alter your booking, we will try to accommodate you. You may be charged for any additional costs or administrative fees.
Cancellations by You
If you cancel 30 days or more before check-in, you will receive a full refund.
If you cancel less than 30 days before check-in, the full cost of the stay will be charged, and no refund will be issued unless otherwise stated.
No refunds will be made for non-arrivals.
Default
If the guest fails to comply with these terms, they must vacate the property immediately. No refund will be given. If legal action is required, the prevailing party may recover all legal costs.
House Substitution
If the property becomes uninhabitable, we will do our best to offer an alternative of equal standard or refund any unused nights. Liability is limited to the value of unused rental.
Departure and Cleaning
Check-out is by 11am. A property representative will inspect the unit. The guest must:
- Wash all dishes
- Remove rubbish
- Leave the rooms tidy
- Not rearrange furniture or take items outside the home
No candles or oil burners are allowed inside the property.
A card pre-authorisation may be taken at check-in and used for damages or late check-outs.
Complaints
All complaints should be reported immediately to allow us a chance to resolve them. Do not vacate the property without our written agreement. Compensation claims must be made in writing within 48 hours of check-out to:

No Compensation Will Be Given For:
- Force majeure, terrorism, or natural disasters
- Utility failures beyond our control
- Pest incidents
- Construction or road works nearby
- Personal belongings lost or damaged
- Any loss resulting from illegal or negligent guest behaviour
Limitations of Liability
Guests are responsible for their own safety and belongings. We are not liable for:
- Death or injury unless due to our negligence
- Electrical fires caused by improper appliance use
- Lost property or vehicle theft
Property left behind will be discarded by the cleaning team.
Keys
- Lost keys: £50 minimum charge (more if locksmith required)
- Lockout assistance: £50 (£100 after 9pm)
- We retain keys for emergencies and essential maintenance. We will attempt to contact you before entering.
Termination of This Agreement
We may end this agreement without notice if:
- Payment is not made
- You breach any terms
- You act aggressively or make us feel unsafe
Data Protection
We collect guest data only as necessary and handle it in accordance with the Data Protection Act 1998.
Exit
You agree to vacate the property on time. Failure to do so may result in legal action and recovery of costs for damage or eviction.
